Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be done, shall first make application to the building official and obtain the required permit.
Permits are REQUIRED for the following types of projects
Attic Fans (whole house)*
Boiler Installation or Replacement
Doors (leading to garage)
Electrical or Gas Conversions
Fireplaces (wood, pellet, or gas)*
Furnace Installation or Replacement
Gas Logs Installation or Replacement
Walls (Bearing and Non-Bearing; New, Replacement, or Removal)*
Water Heater Installation or Replacement
Ceiling Fan Installation
Permits are NOT REQUIRED for the following types of projects
Cabinet & Counter Top Replacement
Electrical switch/outlet replacement
Insulation where wall/ceiling coverings are not removed
Light fixture replacement
Plumbing fixture replacement in existing locations
All work being performed in the City right-of-way requires a City Right of Way permit.
Exemptions from permitting requirements shall not be deemed as granting authority to violate any provisions of the City of Benton Harbor Building Codes or any other laws or ordinances of the City of Benton Harbor including Zoning Setbacks.
